Book and attend viewings

We arrange accompanied viewings at times that suit you. Our team knows every property inside out and can answer your questions honestly — including the ones other agents might dodge.

Apply and get referenced

Once you've found the one, we'll guide you through the application process. Referencing covers employment and income verification, credit history, and a previous landlord reference. We recommend being upfront about anything on your record early — it speeds things up and there are often solutions.

Sign your tenancy agreement

Your tenancy agreement sets out everything clearly: the rent, start date, your responsibilities, and the landlord's obligations. We'll walk you through it before you sign so there are no surprises.

Move in

On move-in day, we conduct a detailed inventory check-in to document the property's condition — protecting both you and your landlord. We'll also help with utility transfers so you can settle in without the headaches.

What You'll Need

Security Deposit
Equal to five weeks' rent. Protected in a government-approved deposit scheme throughout your tenancy and returned at the end, less any agreed deductions.
1 week
Holding Deposit
Paid to reserve a property during referencing. This is deducted from your first rental payment once your application is approved and the tenancy begins.
1 month
Advance Rent
Your first month's rent is typically paid in advance before move-in. After that, rent is due monthly on your tenancy start date.

Deposit alternative available

On selected properties, we offer a Reposit deposit alternative. Instead of a traditional cash deposit, you pay a smaller non-refundable fee — which can significantly reduce your upfront moving costs. Ask our team for details.

Your Responsibilities

What we expect from our tenants.

We work with tenants who respect the properties they live in and the people around them. In return, we'll always be in your corner.

Pay rent on time
Rent is due monthly on your tenancy start date. If you ever foresee difficulty, contact us early — we'd always rather talk it through.
Look after the property
Take reasonable care of the property and keep it in good condition throughout your tenancy, as it was presented to you at check-in.
Report issues promptly
Let us know about maintenance issues or damage as soon as they arise. Small problems addressed quickly prevent bigger ones later.
Pay utility bills
Unless stated otherwise in your tenancy agreement, you're responsible for gas, electricity, water, and council tax from the day you move in.
Respect your neighbours
Be considerate of those around you. Persistent noise complaints or antisocial behaviour is a breach of your tenancy agreement.
Allow property access
We'll always give you proper notice before any inspection or contractor visit. In genuine emergencies, we may need access without prior notice.

Don't be put off from applying. We'd always encourage you to be upfront with us early — there are often solutions such as a guarantor, additional advance rent, or a Reposit deposit alternative. We assess every application individually and will always try to find a workable route forward.
This depends on the individual landlord's preference. Many of our landlords are open to well-behaved pets — we'll always flag this on the listing or you can ask us directly. We'll advocate on your behalf wherever we can.
Simply contact us by phone or email and we'll log the issue and coordinate a resolution. For managed properties, we have a trusted contractor network and aim to respond to non-emergency issues within 24 hours and emergencies immediately.
Your deposit is held in a government-approved scheme throughout your tenancy. At check-out, we'll compare the property's condition against the check-in inventory. Provided there are no deductions to agree, your deposit is returned promptly. Any disputes are handled through the scheme's independent adjudication process.
